Before you start to go and search for rooms, it will be wise for you to sit down and have an idea on the budget limit and also the minimum that you would like to put aside for your monthly room accomodation. Often landlords like myself are looking to provide you with details of a room that will suit your budget instead of informing you information on rooms that you cannot afford to rent. This will of course also save your phone bill in calling landlords on room details.

You may ask yourself, I do not know what is even the minimum amount that I need for a decent size room. This is where you will have to do some surface research on a similar size room in the area where you are looking to stay. Make a minimum comparisons of at least 5 available rooms and you will already be able to have an idea of the minimum rental that you would require. The variance between rooms would usually be the different facilities available such as free unlimited broadband internet wifi that is definetly a requirement at this day and age.

You will then be able to stay within your room accomodation budget as with the minimum and the maximum figures are already in your mind. Make the comparisons with the facilities that you really can’t leave without and make do with the others that are not as important. Do remember that you are only renting a room and not buying a house. The last thing you would like to face is the difficulty in paying your room rental to your landlord therefore budgeting is extremely important.

Do remember that there are different landlords with different terms and conditions upon renting a room such as room deposits (varys from one month to two months) depending on location of the rooms and also the country that you are in. There may also be other deposits like key deposits for keys that are lost and requires another set to be made by the landlord. Tenancy agreement legal fees and government stamping fees are also some of the other fees that you may in counter. Do always ask the landlord the procedure and all this deposit information way beforehand so as to avoiding a surprise once you have already fell in the love with the room of your dreams.

All room rentals include all bills such as water & electricity. The whole entire house is equipped with free unlimited wifi broadband internet connection. The other facilities available is a gas cooker where cooking is allowed. There is also a refrigerator (fridge) and also a front facing washing machine. The common areas of the house will also be cleaned periodically by cleaners. Either male or female tenants are allowed. There are ten room in this very big house. All tenants are required to sign a tenancy agreement of a certain time period attached to it that is negotiable. This tenancy agreement has strict house rules to maintain a clean, safe, quiet & peaceful environment in the house that is to the benefit of all the room tenants.

Room D [RM 380 / 70 sf]

This room is situated next to the kitchen (ideal for those who always wants to be close the the refrigerator for a quick snack!). This room is windowed into the kitchen. The room has a ceiling fan, fully furnished with a computer table, chair, bed frame with mattress and a full dress wooden wardrobe. The bathroom is on shared basis, on the same floor, there are two bathrooms, one with a heater and one without, the bathroom is just outside the room.

Room E [RM 500 / 85 sf] (With Air Conditioner)

This room is situated right at the end, facing the back of the house. It has a window facing the back of the house. The room has an air conditioner, ceiling fan, fully furnished with a computer table, chair, bed frame with mattress and a full dress wooden wardrobe. The bathroom is on shared basis, on the same floor, there are two bathrooms, one with a heater and one without, the bathroom & kitchen is just outside the room.

Room F [RM 490 / 89 sf]

This room is located on the ground floor, it is a partial partitioned room. This is the biggest non-air conditioned room in the house. The room has a ceiling fan, fully furnished with a computer table, chair, bed frame with mattress and a full dress wooden wardrobe. The bathroom is on shared basis, on the same floor, there are two bathrooms, one with a heater and one without both bathrooms have the standard shower and place for your business. This room is big enough for two people (twin sharing).

Room H [RM 620 / 105 sf] (With Air Conditioner)

This room is situated on the 1st floor, the window is facing the back of the house. This is an en-suite (attached) sharing bathroom with heater with the next room. (Currently the tenant next door is a male student). The room is fully furnished with a bed frame with mattress, wooden wardrobe, a wooden computer table & a chair. There is also a LG air-conditioner with remote control. The room is parquet floored.

4, USJ 2/2H, Subang Jaya

This house is exclusively for female tenants only (Sorry, guys, look out for the upcoming house at 17, USJ 2/4 that would be mixed sex, more on this at this post). This house has 6 rooms, 3 downstairs and 3 upstairs, one bathroom on each floor, the bigger one upstairs (you can use either one). All room rentals include all bills such as water & electricity. The whole entire house is equipped with free unlimited wifi broadband internet connection. Cooking is allowed. There is also a refrigerator (fridge) and also a washing machine that can be used. The common areas of the house will also be cleaned periodically by cleaners. All tenants are required to sign a tenancy agreement of a certain time period attached to it that is negotiable. This tenancy agreement has strict house rules to maintain a clean, safe, quiet & peaceful environment in the house that is to the benefit of all the room tenants.

Room D [RM 500 / Large] (With Air Conditioner)

The previous tenant who is still in tenancy of this room will be moving out by the end of this month. The tenant was from Sabah and they were  studying in Segi College but their plans has changed as they will be going overseas and will no longer  be needing this room. This means that it will be available for move in by the 1st August 2009. This room is open for viewing on appointment basis. This room has been recently upgraded to an air-conditioned room therefore the room rental also reflects this change. The bathroom is a shared basis that is outside the room either on the same floor or upstairs where there is also a heater. The room is situated on the left hand side after you enter the main entrance of the house. It is a partitioned large room. This is a fully furnished room that is furnished with a computer table, an additional banquet table, a chair, a full dress wooden wardrobe and a bed frame with mattress.
